First and foremost, Wood Farm is a wonderful family home. This is certainly how we feel about it, and we know the owners before us felt the same. We’re certain this lovely quirky building has nurtured and protected many generations come rain, shine or snow.

If you want a ‘perfect‘ house with straight walls, levels floors throughout, standard staircases, ensuite bathrooms, very little ongoing maintenance to do . . . then Wood Farm is not for you as it stands.

If you like ‘quirky‘, such as: some walls being wattle and daub (they’ve lasted a few hundred years, so can’t be that bad); a bathroom floor whose oak floorboards lean significantly to the left as you walk in (yes, you do get used to it); an upstairs bathroom doorway that just about comes up to chest height; the fact that ladybirds like to overwinter in our attic (they leave in spring!); that we have ancient witches marks on some doors . . . then Wood Farm might be just your cup of tea.

But that is not to say that the house is stuck in the past. It has a bespoke handmade kitchen, excellent broadband (fibre to premises), modern bathrooms, some double glazing, recently installed electric radiators (the whole house is electric other than a gas stove and wood fires), and even infrared heaters in some rooms (efficient and economical).

THE ROOMS

Entering Wood Farm at the Victorian side, there is a large entrance hall, a big kitchen, an equally big dining room next door, and a walk-in pantry/drying room. Above these rooms are two large double bedrooms and a small room (above pantry) which is currently a writing room but could be a single bedroom (or be converted to another shower room if preferred).

Going through to the Tudor section (duck!), the heart of the house is the main sitting room with a cosy logburner, then at the other end of the house is a study, a second sitting room/music room with a gorgeous open fire, and a downstairs loo. Upstairs is a shower room, the master bedroom plus another double bedroom, and the house bathroom. Upstairs again is the attic which is currently used as another bedroom with ‘sitting room’ area.
